Sorry folks, no time for an intro today …..
📰 Interesting News from the Property World
An Airbnb host says guests are leaving her home tidier than ever after she stopped charging them cleaning fees
Rachel Boice stopped charging separate cleaning fees on her two Airbnb listings.
She said guests were leaving her properties "so much cleaner" without the separate fees.
The host also said she understood why the fees annoyed guests: "It doesn't feel honest."
Do you agree or disagree? Personally I set cleaning fees quite high to cover my costs and also we don’t pay commissions on the cleaning fees, I cant see guests changing their behavior that much … but maybe I’m wrong?
💡 Tips and Advice/Things not to do
Window Stickers!
I don’t see these at all very much but its such a good idea! Every Holiday Let Host should think about all of the advertising touch points they have!
Even just a little footfall in front of your building is better than nothing and every other business type puts a sign outside their premises so why don’t STR Hosts?
The best sticker would be in a window and give details of your direct booking website (and maybe a discount code), but just saying ‘Available to Rent on Airbnb’ would be a great start!
🛠This Week’s House-Keeping
Lets look at what you should be doing this week to prepare your Holiday Let for November & December:
Weatherproofing: Ensure all windows and doors are properly sealed to keep out drafts. Consider providing guests with a supply of salt or sand in case of icy walkways.
Entertainment: With colder weather, guests might spend more time indoors. Stock up on board games, books, and ensure your TV and internet services are in top shape.
Engage with Local Businesses: Collaborate with local restaurants, theaters, or shops to offer special deals or packages for your guests.
By taking these steps in November, you can ensure that your holiday let is not only ready for the next two months but also stands out as a top choice for potential guests! More tips next Wednesday, cant wait? ……
That’s all for today Toast Tribe, see you Friday when among other things I will review my week of Holiday Let hosting Hope you have a great day!
