📰 Interesting News from the Property World

Guest from ‘Hell’ lives rent free for 540 days ..

  • Elizabeth Hirschhorn has been living in a Los Angeles guesthouse rent-free for the last 547 days, saying she owed nothing because the unit did not have an occupancy permit and demanding $100,000 in relocation fees to leave.

  • Hirschhorn has been able to stay in the unit due to a number of tenant protections, including the city's COVID-19 eviction moratorium, rent stabilization ordinance, and just cause ordinance.

  • Hirschhorn has also alleged that the homeowner, Sascha Jovanovic, has violated the Fair Employment and Housing Act by discriminating against her because of her disability.

  • The case is still ongoing, and it is unclear who will ultimately prevail.

💡 Tips and Advice/Things not to do

Invest in an External Wifi Camera

As a holiday let host, having a security camera over the entrance and exit of your property can help you:

  • Deter crime: The sight of a security camera can deter burglars and potentially problem guests from targeting your property.

  • Monitor your property: A big thing is bookings for say 1 person and then 8 turn up … or worse than that 80 turn up! you can use the mention of a camera and the footage from your security camera to deter this.

  • Reassure your guests: Security cameras can give your guests peace of mind, knowing that their safety and belongings are being protected.

Note that it is important to inform your guests in the listing and guidebook about the presence of security cameras and to use the footage in a responsible manner.

We have access to all the numbers from how Airbnb houses are doing in the UK over the past 12 months (other countries coming soon)…. and all the house for sale or to rent at the same time … this tells us which are the best value properties to buy or rent right now?

From Monday, we will start looking at this data and sharing all the amazing insights we find!

🤔 Weekly Review and Lessons

Looking back at my week, my big 2 lessons to take with as a business owner as firstly the massive increase in energy levels and reduction in procrastination I’m getting from doing one basic thing everyday …. The gym for 20 minutes each morning!

The reason I’m able to get up at 6am and get there is lesson 2 and it is not to do with me (I have had a membership all year and not used it!) … Its because I meet a mate there and I don’t want to let him down.

We will do more for other people than we will do for ourselves and I certainly can very easily cheat on myself and let my self off for eating that chocolate or for not going to the gym etc etc …. However, I wont let Scott down (and he wont let me down) so through the aches pains and snooze buttons we have hit the gym everyday for the first time in my life! …. Now where the Deep Heat and Whisky?
